The Context
The project involved a multi-room interior in active renovation, requiring complete finishing across three trades: hardwood floor installation, drywall construction, and tile laying.
The spaces ranged from a large open-plan living area with floor-to-ceiling windows to individual rooms in need of full floor and wall finishing. No usable floor surface existed at the start of the project (only raw concrete subfloors throughout). Walls were unfinished or partially stripped, and no built-in structures were in place.
The objective was to deliver a fully finished interior across all spaces, coordinating three separate finishing systems within a single continuous workflow.



The Challenge
The main challenge was executing three technically distinct finishing trades simultaneously across a live renovation site, while maintaining precision and alignment between each system.
Key obstacles included:
- Concrete subfloors required levelling and moisture assessment before any flooring could be bonded or floated.
- Hardwood planks had to be acclimated and laid with consistent expansion gaps across a large open surface with high natural light exposure.
- Drywall partitions and built-in niches required structural alignment with existing beams and ceiling heights, including integration with a steel spiral staircase.
- Tile installation demanded correct substrate preparation, precise layout planning, and consistent grout joints across different room formats.
- All three trades had to be sequenced correctly to avoid damage between phases (flooring last, drywall before painting, tile before skirting).
- Work had to be executed to a high-end finish standard throughout, as the final result would be visible in a premium residential property.
The Approach and Solution
Step 1: Subfloor Preparation and Assessment
All concrete subfloors were inspected for levelness and residual moisture. Where necessary, a self-leveling compound was applied to correct surface irregularities and ensure a stable base for both glued hardwood and tile systems. Moisture readings were taken before the bonding adhesive was applied to any surface.
Step 2: Hardwood Floor Installation
Wide-plank oak flooring was installed using a full-spread adhesive method across the main living areas. Planks were laid in a continuous linear direction aligned with the primary light source from the panoramic windows, maximising the visual depth of the space. Expansion joints were placed at all perimeter walls and door thresholds. The result was a seamless, level surface with no visible inconsistencies across the full floor area.
Step 3: Tile Installation
Wood-effect porcelain tiles were installed in a staggered bond pattern in the secondary rooms, using a flexible tile adhesive appropriate for the substrate conditions. Grout joints were kept uniform throughout, and all perimeter edges were finished with precision-cut border pieces. Transition profiles between tile and adjacent flooring surfaces were installed flush to eliminate trip hazards and ensure a clean visual line.
Step 4: Drywall Construction and Built-In Finishing
Drywall partitions were erected to correct structural tolerances, with all joints taped, filled, and sanded to a paint-ready finish. A custom-built-in shelving unit with asymmetric open niches was constructed directly against the living room wall, coordinated in height and depth with the adjacent spiral staircase. All corners were reinforced with metal bead profiles, and surfaces were finished to a smooth, consistent standard across every elevation.
