The Context
The property presented a deteriorated exterior facade with exposed bare brick that had been left untreated for years.
Surface degradation was visible across all elevations, with crumbling mortar joints, moisture absorption, and uneven texture throughout. The building lacked a protective render layer, leaving its structural walls vulnerable to the Belgian climate.
The objective was to deliver a fully finished exterior (compliant with local standards) that would protect the structure long-term while achieving a clean, modern aesthetic.



The Challenge
The main challenge was applying a uniform, high-performance render system over a degraded brick surface with significant texture variation and existing damage.
Key obstacles included:
- Brick surfaces required thorough preparation to ensure render adhesion across all elevations.
- Existing mortar joints were inconsistent, requiring correction before any finishing layer could be applied.
- Moisture infiltration had to be addressed structurally, not just cosmetically.
- Scaffolding had to be coordinated precisely to allow continuous work across the full facade height.
- Two distinct finishes (a smooth grey render and a white textured coat) had to be executed to a flawless standard on separate sections of the building.
The Approach and Solution
Step 1: Surface Preparation and Structural Assessment
All exterior surfaces were inspected and mechanically cleaned. Damaged mortar joints were raked out and repointed to create a stable, consistent substrate. Areas with active moisture infiltration were treated with a penetrating consolidant before any render was applied. Scaffolding was erected across the full facade to allow safe, continuous access at every elevation.
Step 2: Base Render and Waterproofing Layer
A fibre-reinforced base coat was applied across all prepared surfaces, embedding alkali-resistant mesh at all corners and transitions to prevent cracking. This layer served as both the structural render and the primary moisture barrier, ensuring full coverage and adhesion across the brick substrate.
Step 3: Decorative Finish and Final Coat
Two finishing systems were applied depending on the elevation:
- A smooth, fine-textured grey render was used on the rear courtyard walls, delivering a contemporary, architectural finish.
- A white textured decorative coat was applied to the primary facades, providing weather resistance and a clean, uniform appearance.
All transitions between sections were executed with precision profiles to ensure sharp, defined lines between surfaces. Final inspection confirmed consistent texture, correct thickness, and full weather protection across the entire exterior.
